The property also provides free WiFi {Xfinity's "Fast" plan with a 500 Mbps download speed} throughout it.
This home has a completely fenced back yard and is on a dead-end street with minimal traffic. Best of all, both the pool and hot tub are for private use only ~ NO "community" sharing with strangers! Plus, all the bedrooms and bathrooms have door locks for complete privacy. The master bedroom {with king-size bed} has an en-suite and is on the opposite side of the house from the other bedrooms. The fully-equipped kitchen offers filtered water/ice, a dishwasher, disposal, microwave, toaster, blender, hand mixer, pancake griddle, George Foreman grill, air fryer, tea kettle, coffee maker, wine chiller/refrigerator, dishes, utensils, pots and pans, bake ware, assorted spices, cook books, etc. Additionally, there is a laundry room with a full-size washer/dryer, iron/ironing board, sewing kit, hair dryers, 6 ceiling fans, basic office supplies, first aid kit, pool alarm {with guest set-up}, high chair, baby bath, toys, books, indoor/outdoor games, volleyball {for nearby/sandy/lakeside volleyball court}, and fishing poles. The property has been newly-painted throughout, and its spacious driveway can comfortably accommodate up to 3 vehicles. HOLIDAY MINIMUM NIGHTS: There is a 4 NIGHT MINIMUM if a Federal holiday {please look up if unsure} is included, even on check-out day. There is a 6 NIGHT MINIMUM from DECEMBER 23RD through JANUARY 1ST. Minimum Nights are Non-Negotiable. Please Note that Due to the EXTREMELY High Volume of Holiday Inquiries Received, Those for Less than the Posted Holiday Minimum Nights are Considered Generic and Deleted.
HOLIDAY PREMIUMS: We add $50 {$100 if BOTH Christmas Eve or Day and New Year's Eve or Day are included} to EACH night of the reservation if it includes, INCLUDING check-out day, ANY Federal or Popular holiday. Popular holidays include Valentine's Day {$100 if BOTH Valentine's Day and President's Day are included}, St. Patrick's Day, Easter, Mother's Day, etc. Again, this is for "EACH night of the reservation", NOT just the holidays. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND whether the actual holiday is included or not. Holiday Premiums are also Non-Negotiable.
BOOKING FEES: Unlike large vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us with {FDIC insured} ZellePay. There is no "middle man" that requires a ridiculous commission! {Please see below for additional details}.
CLEANING CHARGE: There is a standard departure Cleaning Charge of $200 {recently increased in order to retain 5️-star rated cleaners} added to each reservation for this spacious 4 bedroom/2 bathroom property. ALL vacation rentals have a cleaning fee in addition to their posted rates.
PET FEE: Dogs Only Allowed {MUST Be Completely House-Broken, Totally Flea-Free, Very Well-Behaved, & Crated When Left Alone If Necessary} ~ Non-Refundable Flat $50 Fee Per Dog. There is No Limit on the Amount of Dogs, the Size of Dogs, the Weight of Dogs, or the Breed of Dogs. Please Disclose if You Will Have a Dog{s} When You Submit Your Initial Inquiry. An Additional $50 Fee Will Apply if the Rental Agreement Needs to be Re-Drafted to Include Any Dogs After the Booking has been Made.
TAX: 13% ~ Florida owners/managers who do not charge this mandatory county and state total tax, or say that they're "included", are NOT licensed or regulated!
REFUNDABLE DAMAGE DEPOSIT: 25% of the base rental amount or $250, whichever is greater {double for guests who reside outside the continental United States}. This is standard policy of virtually all PayPal and ZellePay merchants since, as further explained below, we do not obtain our guests' confidential credit card information as collateral.
PAYMENT: To keep our rates competitive, we must keep our administrative costs low. Therefore, the full rental amount is due to confirm a reservation.
PAYMENT OPTIONS: Due to popular demand, we accept 3 convenient payment options ~ all major Credit Cards via PayPal {3% to guest but still MUCH cheaper than the 13% minimum vacation rental platforms charge}, ZellePay {FREE to guest}, and bank transfer. Unlike vacation rental platforms and management companies, we {merchant} never obtain the guest's credit card OR bank account information so cannot charge any booking/service fees and have unlimited access to make unauthorized charges to their account. Additionally, all merchants are thoroughly and regularly vetted for ultimate safety/security. Please Note: Due to rampant credit card fraud, ZellePay and bank transfer are the only payment options offered for reservations 5 days or less away. Sorry ~ no exceptions.
DISCOUNTS: Our best rates are those posted and are FIRM. As a 5️-star rated property, we do not offer any "last minute" deals or specials. However, we provide a 25% discount for stays of 28 nights or more! Any other rate reduction requests are considered generic and deleted. Accordingly, we kindly ask all travelers to please respect our very competitive posted rates.

OCCUPANCY: The non-negotiable posted 8 person maximum that this property sleeps/allows {per fire code} obviously includes children of ALL ages. If your group will exceed this limit, you will need to book a different property or book an additional property. Please be aware that there are, of course, exterior cameras surrounding the property that document the ingress/egress of all occupants/pets. The violation of any rule will result in immediate eviction and/or forfeiture of all monies paid, including damage deposit. An extra charge per person will apply if the total amount of persons stated on the original inquiry form is increased after the reservation has been accepted and paid.
SIGNED RENTAL AGREEMENT: It must be properly executed by the primary guest only and returned within 48-hours of being sent, or reservation will be automatically canceled with no notice. The primary/paying/non third-party guest who signs the rental agreement {current physical address required for it} must be at least 25 years of age {proof required via valid/current government-issued photo ID; passport/visa for non-U.S. citizens}, or reservation will be automatically canceled with no notice. Please be aware that, for obvious reasons, we reserve the right to decline reservations from guests with poor language/communication/reading skills.

Check-in {self, via lock box} can commence on any day of the week, if available. Check-in time is 4:00 P.M. and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out. The later option must be chosen BEFORE the rental agreement is drafted.
Wheelchair Accessibility ~ The entire house is conveniently on one level. However, it does not have a walk-in bathtub or a roll-in shower. Therefore, this property is NOT officially wheelchair accessible.

Please be aware that this property has regular/complete/professional exterminating service. However, since it is ground-level surrounded by abundant vegetation and located on the water in the hot/humid South Florida tropics with frequent rainfall, a bug may slip in one of the doors ~ particularly when there are several people constantly in and out of the property. Friendly, colorful iguanas are also occasional visitors. If there is a chance this may be a problem for you and/or any of your housemates, we kindly suggest booking upper-floor hotel rooms instead. {Be sure to check the hotel reviews before booking, as most are currently experiencing a severe housekeeping shortage}.
