‘Southern Charm’ is a 4 bedroom 3 bath oceanfront beach house. Located in the oceanfront community of South Ponte Vedra Beach, between Jacksonville and St. Augustine, it is situated in a private area of single family homes. There are no condos or town homes in the area. It is serene and quiet….Yet the house is just 7 miles from historic St. Augustine and 15 miles from Ponte Vedra.
Southern Charm a 3-story home with living areas on the top two floors.. The living room, kitchen, and dining area are all part of an open floor plan that is located on the 2nd floor. This allows for the entire family to gather together without feeling the least bit cramped. The kitchen features stainless appliances, Corian counter tops, and all of the cookware you need to create your favorite culinary masterpieces! The dining table seats 8 and looks out over the ocean, providing a wonderful setting for all of your meals. There is plenty of space to sprawl out in the living room to socialize or watch your favorite movie. There is a large TV with a DVD player .
There is a shaded, screened porch on the 2nd floor back of the house, as well as an open sunny deck. These areas are great for working on your tan, or just enjoying the sights and sounds of the beach without having to load on the SPF! Downstairs on the back of the house is a beautifully sprawling paved patio; offering another great gathering place for you and your group. From there, your private beach stairs will lead you to the sand.
There is a bedroom and bathroom on this same floor. The bedroom features a king bed and ocean view! The bathroom is a tub/shower combo.
The primary bedroom is upstairs, on the ocean side of the house and has balcony access to you can enjoy the vast views of the Atlantic. It features an inviting king bed with comfy linens provided. This room also has an in-room jetted soaking tub, TV, and plenty of closet space. There is also a private bathroom with a shower.
The 2nd and 3rd bedrooms are also upstairs and oceanfront. These rooms share a bathroom. The 2nd bedroom has a queen bed, TV, and oceanfront balcony access. The 3rd bedroom has two twin beds and a TV. Just outside these bedrooms is a bonus room with a 55" TV, DVD player and plenty of DVD's, and games, There is also a balcony that overlooks the beautiful Guana National Research Reserve.
The oceanfront deck is the place to be when you want to really hear the sounds of the ocean and catch some rays! The deck features plenty of out door furniture, a shower, and steps that lead right to the beach. If you'd like to be outside, but don't want all of that sun, relax in our screened porch. There's plenty of shade, a couple of rocking chairs, and a patio table with seating for four.
Other amenities include: beach chairs, beach towels, gas grill in the garage (we provide the propane), wireless internet, flat screen TVs in every bedroom plus two 55" flat screens in the living room and bonus room, high chair, and a pack n play, baby gate (for the stairs), Dish Network, fully stocked kitchen, all beach and bath towels, all linens, water softener, washer and dryer, an iron and ironing board.
So pack your bags, and head to the beach. "Southern Charm" is waiting for you!

Weekly minimum rentals required for Thanksgiving, Christmas, and New Years. 4 night minimum for Florida/Georgia game weekend. $500 up-charge applies to all of these holidays, except Florida/Georgia game weekend. For Florida/Georgia game weekend, please add $75/night to the nightly rate.
Please note: Under Amenities, it is listed as having "Communal Pool". This refers to the pools at the Serenata Beach Club. Guests have the option of joining the club during their stay. There is a separate fee associated with this (around $450 for the week). Please inquire for more details.

Southern Charm was a lovely house in a very good location. However we found it in need of a deep cleaning. It was very dusty and the windows looked like they hadn’t been washed for a very long time. Some repairs were need- the first floor bedroom had no shade, drawers smelled musty, there were about 5 hangers total in the house. Paint was.chipping on the porch and in the upstairs master closet. We were given a 10 digit code when only 4 digits were needed. We were not told to turn the lock mechanism counterclockwise to unlock the door. I spent a good 10 minutes in pouring rain and wind trying to get in and was totally drenched when I finally did get in. Despite all this we had a great time. On the positive side the kitchen was up-to-date and well stocked and the house was really close to the water. All the appliances worked well and some essentials were provided such as toilet paper, paper towels and laundry detergent and soap which were nice extras.

Great location, plenty of space, gorgeous beach view-right out the back door! Had an issue with air conditioning but fixed quickly! Kitchen was adequately equipped-no complaints. Just a few negatives: Towels were thin, old, torn and needed replacing, Bathrooms need updating, interior needs repainting, sewage odor in master bathroom . BUT OVERALL A GOOD EXPERIENCE!

Thank you for your feedback. We had to have the septic tank replaced. The linens were replaced about 3 months ago, but will look into getting newer ones. Hope to have you back soon!
