About the host: Our story is similar to many others who vacation to the white sand beaches of the Emerald Coast and end up buying property. We purchased our first property in Tops'l in the early 1990's and one day in 1994 we decided to take a drive down 30A well before the area was discovered. We purchased a home in the old Gulf Place subdivision that we rented and managed ourselves. In 2002 when our youngest daughter graduated from college, we decided to pull up roots from the Nashville area and move to Santa Rosa Beach.
We found a lot one mile east of Gulf Place and custom built what is today Nivel Del Mar. After being "locals" for 15 years, we decided to move back to the Nashville are so we could be closer to our three daughters and five grandchildren. In 2017 we started sharing our home with vacationers across the nation.
Why this property? Nivel Del Mar is not your typical short term vacation rental as it was our permanent residence for 15 years. Even though our permanent residence is now in the Nashville area, we still spend three to four months each year at the beach. We close it down for rentals in January and February when we typically get construction and update projects completed. Over the last few years project updates in January and February include demolition of our 15' x 30' deck and stairs to our swimming . Pressure treated lumber was replaced with Trex which gives the feel of a brand new outdoor area.
The interior of our home has been completely repainted. Our upstairs exotic Australian Cypress floors were refinished. Our kitchen cabinets were professionally repainted. Our front porch was screened in. Our garage floor was professionally epoxyed. A hot tub was added. Electronic equipment is constantly updated. In other words, we want only the best for all our guests.
The subdivision where our home is located is a hidden gem. It's almost like living in the country yet you are steps away from the most beautiful beaches in the world. The lots in our subdivision are 2-3x's the size of your typical lot where homes are stacked close together. More importantly our home is one of only two rental homes so you won't find over crowded conditions experienced in many subdivisions where 75% of the homes are rentals.

We stayed at this beautiful home for 6 days in July. We were on a large family trip with 14 people and this home had plenty of room for us to all be comfortable. The pool is amazing and was a hit with the adults and kids! The included golf cart makes it easy to get back and forth to the beach and to explore the area. This was our second trip to this home but definitely not our last. Ted was easy to deal with, and very accommodating!

We came to Florida to celebrate a 40th birthday week and it was amazing..Ted was a wonderful host and quick response to any questions..we absolutely loved the inground pool, the front porch was a perfect breakfast and coffee hangout..we used the golf cart daily to go to the beach and dinners , we took it to sea side and enjoyed some shopping and food buses! Seaside was so beautiful..we had an overall wonderful time staying at Ted’s house and really enjoyed our time in the area!

Our family stayed in Ted’s lovely home for the week of Thanksgiving. The pictures don’t do this place justice. The house feels like a home - not a typical, bare bones rental. The kitchen is well-stocked, and Ted is a thoughtful host, leaving us a basket of treats. The beds are comfy and there was plenty of space for all of us (2 married couples and 3 teenagers). The spacious backyard is picture perfect and the front porch is a perfect place for coffee in the morning. It’s a short golf cart ride to beautiful beaches and ice cream. Ted is very helpful and quick to respond. We loved it here and would stay here again and again!

From the first inquiry until the day after we returned home, Ted was quick to respond, checked to make sure we had a safe arrival and safe return home. His rental, which feels more like home is well equipped with top of the line appliances(TV's and Stereo through out the house), heated salt water pool,and hot tub. The layout of the home is perfect for two to five couples,or you can utilize the different levels to provide both children and adults with some alone time. Ted provides top of the line beach chairs, umbrellas and beach cruisers. The home is in a quite family oriented subdivision just a quick bike or golf cart ride to local eateries and shopping. Ted was so kind to list local hot spots and directions to most any place/event in the area. Our two pups enjoyed the nearby walking trials. As for my family, we will return as often as possible. Right from the get-go this house seemed to be meant to be for our family. Ted (the owner) was extremely kind, flexible, informative and helpful. There was plenty of space for everyone to spread out. The pool and hot tub were perfect and the fact the beach was literally right down the road made everything so convenient. A family member was able to bring her dogs, and it's very clear that dogs are welcome here, from the pictures on the walls to the little sayings on the plaques. The way the house was decorated just added to the beachy, island, homey vibe. Absolutely beautiful!!Fun fact and back to the 'meant to be' part, one of the bedrooms had these beautiful paintings that looked really familiar. After looking at them closer, we realized they are of Bermuda. All of our group either lived in Bermuda or had been there multiple times to visit. So random but totally perfect!We will most definitely be back. This has by far been the best rental we have had!

This home was perfect for our family of 14! Kids ranging from 6 years to 14 years old and 6 adults. We had plenty of room and all the necessities plus some. The location was the perfect distance between the ocean and downtown. The owner is very polite and attentive to anything needed. Great home, highly recommend!

We really enjoyed our stay. The house accommodated three families perfectly. We had adults on the top floor and kids on the bottom.Pros: -Hands down best pool we have ever had. The hot tub was great for the cool / rainy evenings. -The owner was so easy to work with and very helpful. -The house was spotless and had everything we needed and more. -The layout was nice. Two living areas was great for kids -We stay at 30A every year and this was a great location to restaurants, stores and beaches. If you want less busy beaches be sure to turn right out of the neighborhood and get past condos. -The owner was gracious and let us use their chairs and beach toys.Cons (For a family with little kids): -We had to drive to the beach. Too far to walk with kids and all the stuff we had. If it were a small family or no little kids, the bikes are wonderful and would be an easy ride! -A Spiral staircase is the only stairs in the home. Wasn’t that big of a deal since there are stairs to the front porch and the deck. But you can also only access the deck from the bedrooms so that was a little interesting, but again not a big deal!Would we stay here again? Absolutely, if we didn’t have little kids and so much stuff. I just wish the access to the beach was slightly more accessible for OUR big crew with a baby and toddlers. I could see it being no big deal for others!

My 5 grown children, husband and I spent the week at Nivel Del Mar. After visiting the areas of Seaside, Watercolor, Rosemary and Destin for many years, we all agree this is our favorite house and location. We enjoyed the fabulous pool, porches and quite neighborhood. The beds are all very comfortable and kitchen well stocked for our needs. The house was very clean when we arrived. We girls enjoyed all the art, pictures, do dads (birds on shelf, butterflies, lighted pictures over stairwell. The TV's were awsome. Yes this is our #1 vacation house. We will be back! Thank you Ted!

Words cannot describe our stay at the Nivel Del Mar! The house had everything we needed to cook our meals, including outside grilling! We were very close to public beach access but the pool was truly wonderful for cooling off at the end of the day and playing water volleyball with our family! But the best part of all was Ted, our host, who was fantastic! He was always available if we had a question or needed something for our stay. Nivel Del Mar is the best!

I can’t express to you how wonderful this home is. In additional to the home, the owner, Ted, was so wonderful to work with. We’ve stayed at many beach rentals (mostly condos) and decided this year we would try something different. We’ve never been to Santa Rosa or rented an actual house and were a little nervous about both. As soon as we pulled up the this home, we knew it was something special. Everything was as it appears in the photos but better. There are so many personal touches that make it feel like a home and made it very convenient (2 refrigerators, a separate ice maker for those coolers, plenty of pool toys, bikes…….the list goes on and on). The location is perfect and we were minutes from everything. In addition to that, Ted offered a complete list of food recommendations, public beach accesses and parks and even had links and directions. We referred to this list the whole week and were never disappointed. He added such a personal touch and truly cares about making our stay very special. We will definitely come back - there’s satisfactory and then there’s outstanding - this place was beyond outstanding!!

We decided on this home for our 2020 Family vacation because it would accommodate our large family, it did not disappoint. Also being pet friendly was important. Everyone was comfortable, plenty of room to move around. The pool was awesome. With such a large group , cooking at home was very imporant, the kitchen is well equipped to handle that. Our favorite feature is the large screened porch which was a great place to have morning coffee. The beds are comfortable, plenty of baths and plenty of hot water. Very comfortable furnishings. Ted, the owner, gave very good instructions to the use of the home and visiting the area. Although we had a few issues with the booking , we were able to resolve those with Ted.

I have rented vacation homes throughout the US for many years, yet previously, I have not found a place that truly feels like home. Nivel Del Mar is in a quiet and lovely neighborhood a block from Hwy 30A; an easy walk to the beach; and close to shops and restaurants. The home is on a large lot with a beautiful lawn and gardens. The pool is amazing. And there is also a hot tub, all surrounded by a tropical paradise of palm trees and flowers.The home is comfortable with furnishings one would chose for their own home.I arrived to find a basket of treats; a selection of waters and juices; plenty of towels; comfortable beds; great TVs and the entire home is very well decorated.I stayed for three months and could not have been happier. Nivel Del Mar truly feels like you are at your very own beach home!
