Additional:
- pets not allowed. $1000 charge if pet enters unit
- Reservation Deposit 10% of lodging fee ($350 minimum) required to hold reservations. No cash refunds, All payments made on a canceled reservation will be credited towards final payment on future reservation. Total of 50% of lodging fee required 90 days in advance of check in. (This would be an additional 40% of the lodging fee assuming the initial 10% was previously paid).

We have been hosting vacationers at our properties since 2007 and have owned other rental property for much longer. Donna is a citified interior decorator and loves adding all those special touches to the vacation properties.

I have visited Florida many years. The place was not perfect but did exceed the things that were important to me. Excellent view of ocean/beach. Beds comfortable, great location, easy access to beach, nice pool, excellent places to eat. Price very reasonable. Living room and dining room furniture not comfortable. Appliances need to be updated. But for the price well worth it.

Large comfortable condo with a huge deck that we enjoyed every day especially watching sunsets. The kitchen was well equipped and we appreciated the washer/dryer. Just steps from the beach and the pool. Great location. Within walking or trolley distance of wonderful restaurants. We will definitely return.

The photos shown are very old. This unit is extremely worn, filthy and many things don’t work. Air conditioning unit didn’t work. We have email with onwners response “ I know. I have a replacement just not the time to install”. A month with no air conditioning is breath of contract yet now he won’t respond to our request for some refund. I have photos also of the almost worn to pad carpet that is stained and filthy. Walls stained. Furniture with cracks, stains and no form left. Washing machine, kitchen faucet and refrigerator leaks onto the floor. Go on VRBO find this unit and see what people say and how Jim responds. Great building and great location but not worth staying in this gross filthy unit. Also stated he would have someone clean at halfway point. Again never happened. Even the man’s picture in this photo is MUCH younger than the JIM that was at the unit when we arrived with the washing machine all apart trying to fix it. He left a greasy mess on the floor for us to clean up after.

The photos are outdated as they do not reflect a huge update completed just after the passing of our photographer. We are in the process of correcting the photos, but we have performed a 3D tour of the property showing these improvements. In other words your complaining that the place was nicer than shown in the photos! Most of the issues you raised were timely addressed. It quickly became clear that your real motivation was to get a discount.

Wasn't as expected it would be, carpets needed cleaning and the decor was not updated. Furniture was very uncomfortable and warn and the dinner room chairs were very warn with the bottoms falling thru. Just looked like furnishing was second hand. Toaster only one side worked. Just expected more for the price that we paid.

We have had issues with some guests, especially those with your children, tracking in a lot of sand. To correct this issue we have upgraded the vacuum cleaner being used by the maid and increased the frequency of carpet cleaning which has made a huge difference. The dining room chares have since been replaced.

Nice roomy condo with fabulous view and only steps to the gulf. Only four condos in this unit which we loved. There are beach chairs and toys to use which was a bonus.

The location and building are great. You are right on an uncrowded beach that is large and beautiful sand. View from the condo and balcony are awesome! You can walk to 5 or 6 different restaurants and bars. Location is great. Also note that traffic isn't very busy. Easy to drive places. Great pool and hot tub on the property.Condo itself is old and tired. Carpet in bedrooms is very worn and dirty looking, bathroom light fixtures are rusting, cupboards are new but really jammed with stuff. Little room to store food, etc. Lots of sets of dishes (30 plus dinner plates and counted over 12 fry pans). Dishwasher had mold on it (we chose to handwash dishes). All the closets are really stuffed with things...Location is great condo needs updating and decluttering.

The unit had multiple shortcomings.We left the unit after only 18 hours into our seven-day stay due to gross dissatisfaction, “unit not as advertised,” safety concerns due to lost keys, and chemical irritation of the eyes and stack full of dirty dishes.Multiple dirty dishes in different cabinets. Grease covered the kitchen fan blades. The strong chemical smell in the shower. It was causing extreme eye and nose irritation when showering. The ceiling fan in one bedroom wobbles out of control. The refrigerator was swapped with one that did not provide filtered water—a false representation of amenities. There was a Spicket next to the sink which looked like it would provide filtered water but it was totally disconnected underneath the sink I don’t know why it was there. Kitchen one drawer was broken. Bedroom door would not close. Toilet would not stop running. Only uses key in lock box and one unit key was missing. This created serious security concerns. All other units in sandcastle III has smart locks. Master shower felt like a power washer it was painful to the skin. Every bifold closet door was broken and would not stay on its track. Non-operating curtains in bedroom. There was a nail clipper and used razor in the master bath. Thanks but I don’t want those in a rental unit. Kitchen was over stocked with pots pans and other “stuff” so much that there was no place for may of my dry goods food items.The unit did have recent updates but the workmanship was not honoring the units claims to luxury.Overall the unit felt like someone’s junk yard for their unwanted dated possessions.The beach and pool were great but since we did not stay long this was a letdown to walk away from the beach.

We thoroughly enjoyed our trip to Indian Shores. The condo was everything we needed and then some.....plenty of room for 7 of us to spread out. Amazing beach front views and such easy access to the beach. No problem running in & out of the condo, from the beach, throughout the day. It's a very family friendly, quiet area of Florida that we had never been to before. We met lots of nice families at the condo and on the beach. Perfect spot for parents with kiddos. Condo was well stocked and the pool and hot tub were also very nice. Loved watching the waves from inside the pool, too. The beach trolly was perfect for us since we didn't have a car for the week. Very easy hop on & off to anywhere you want to go for meals, drinks or sight-seeing (and very affordable). Really didn't need a car during our stay. Thanks for a great family vaca!!

we all had a great vacation, and we would like to thank florida rentals and mr. james hansen for his condo that we had the best time in.it was a beautiful condo, very spacious and very well kept stock with things to use at the pool and the beach. couldn't ask for any better place to stay. only thing i wish there were seafood buffets, all you can eat crablegs, because we never did fine one.

I agree, there just doesn't seam to be any good seafood buffets like there used to be. The last one I went to was Shepard's on Clearwater beach, but that was pre Coved so I'm not sure if it is still offered.Hope to see you all back soon.

Very nice location—directly on the beach. Nice sized balcony. Pool and hot tub area very nice. Reserved parking spot under cover and very close to elevator. Kitchen well equipped with blender, toaster, George Foreman grill, crockpot and more. Plenty of very nice towels in each bathroom. Extra pillows available. Would have given more stars but the living room furniture is very uncomfortable. Looks great but you sink into it making it very difficult to get up and out of it. Should have been cleaner—crumbs under front of couch, wrapper under loveseat and bedroom closet floor is so full of blankets, pillows, and lots more it is useless. Did appreciate the hangers in each closet

Perfect location for our low key Florida vacation during the pandemic. Condo was very spacious and the beach toys/chairs on the balcony were much appreciated. Very great space for our family of 5 and could easily house many more. Beach had people but everyone was spaced out and was not overly crowded. a nice quiet condo. Ample soaps, detergents, shampoos, TP, etc were provided as well, which is appreciated. There was also a variety of dvds and books. Condo owner was very responsive when I couldn't find the keys when we arrived and he told me the trick to use the washer (which wasn't a big deal but did say he was replacing it soon) The only reason I do not give 5 stars is for 2 reasons and neither of them are "deal breakers" or reasons I wouldn't stay again 1) the dishwasher was full when I arrived with dirty dishes (heavily stained coffee cups) and the dryer was full of towels. the dishwasher never seemed to get things clean, I'm not sure if it was the machine or the detergent. Also the fridge had what I'm assuming was the last guests leftovers - like milk, juice, ice cream, which we immediately pitched everything. 2) There was a lot of "stuff" - lots of decor not needed - candles especially. With kids, I feel less is more and with a 3 bedroom condo, I would think you would renting to families with children. also lots of appliances taking up counter space that most people would never use - a chicken rotisserie? and 2 of the closets were filled with items so there wasn't ample space to hang clothing - which wasn't a big deal, there was plenty of drawer space. Overall, we had a great trip and really enjoyed the condo and the area.

Location is the best! Right on the beach. Kitchen and bathrooms were stocked with everything you need. Place was very clean we arrived. It's a little dated but that's ok. This area is great not too crowd like Clear water or St. Petersburg.

Jody B.Sand Castle II - Retirement/vacation celebration
The condo was very nice and the kitchen was well equipped and had everything you needed to cook with. Scenery was beautiful.However, we did notice the 1st night we were there, the the floors had not been swept or mopped. The dryer made an awful racket that we could not tolerate. After about 30 minutes we turned the dryer off and noticed the clothes were just as wet as when we put them in. The repairman said he would be back on Friday but never showed up We we unable to wash clothes because the dryer wasn’t working properly. Saturday trying to leave, we were inconvenienced when one of the elevators broke in the building. With everyone having to checkout around the same time we were unable to get an elevator by 10am.Not being able to wash clothes because the dryer wasn’t working right was an inconvenience and trying to leave on Saturday was a hassle when there was only one elevator working. I was told at checkout, the elevator breaks every Saturday.

The location was awesome! When we arrived, we found a list- a long list of things that would potentially get us additional charges- the most surprising was if any sand was found inside or even on the patio, we would incur and additional $100 fee. We rented a condo on the beach. Wind could blow sand in to the balcony so we were supposed to see we could get charged for sand at an oveanfront property. The dishwasher was not working properly nor was the washing machine. The drains in both bathrooms drained slowly. Even still- when we texted or called the owners- they were responsive pretty quickly. Overall- I would consider staying in this condo or at least this building again. Excellent location to the beach and anything else we wanted to do.

I loved Pam’s condo! My only regret was that I did not stay for 2 weeks! It was very enjoyable ocean front view my first time here and I will be back! My stay was amazing and the most beautiful beach I have ever vacation on! Pam made my experience a great one! Very clean, very, very safe area ! My daughter has been here with her dad & step mom and it’s her favorite beach! Thank you Sand Castles Il any 1-3 Sand Castles has beautiful ocean front views! The BEST!!!

This condo is old, filthy, and tired. The write up totally misrepresents. Sheets were torn, carpet filthy, everything in kitchen was dirty and greasy, shower drain didn’t drain properly, frig water and ice didn’t work, bedspread stained, popcorn ceiling had dust hanging from it...., we could go on and on. See pictures we've posted on Trip Advisor. There’s so many more we could post. We spent lots of time cleaning to make it livable. Asked for compensation from owner with no response.
